But always to the registered Agency first as a stakeholder. Why ? There’s one case, it teaches me a valuable lesson, in a bit of hard way but it did leave an impact for a long time.
There was an office for rent near my place and i managed to get prospect tenant confirmed leasing it.
Now, the thing was, the owner of the office did not mention or highlight to me that she was going to remove the air conds and also the new prospect tenant needed to pay a sum for the renovation and let alone the air conds are not included. These thing must be informed upfront to the agents or realtors whom are marketing it. So we tell this all to the client, then after the client can make their own decision to take or not. But i was not aware of this trick and trap.
And so, the prospect tenant confirmed the unit and before making the booking deposit payment, the owner insisted it should be paid to her directly and once all done, she wll transfer the commission to the agency. Big mistake, once the prospect had made the payment, the owner started her controling behaviour, that the air conds being removed and so on.
I argued to the owner, that this should be however stated earlier before or even during the viewing. The owner did not respond, and when asked for the refund, the owner demanded that she will only refund upon when there is another prospect taking the unit and when she has received another form of booking deposit payment. Da*n, how do we navigate from here.
The prospect is indeed upset about the whole thing and now this. Am i angry, of course i am.
This what happened next, i paid myself the prospect tenant from my own pocket and worst still, it was somehow a bit challenging time as i have not closed any deals in the recent time and the funds were runnning low. After paid him, the fund was even lower and i had to stay afloat. Anxiety started to kick in and i felt the pressure.
After almost a week, it was Friday night again and i remember i was walking to a food court to have my dinner, and i received a notification that the money has been refunded to me. What a relief, really. Thank you God for guiding me through this obstacles and lesson learned the hard way. I blocked the owner’s contact from my mobile and i would not work on her property any more. I keep moving.
