Do You Believe in Property Deal Miracles.

As im into my first year, hustling and keeping up with the momentum of my new found path, there was this one particular case. I will always remember this property owner (a lady) for her unwavering support and opportunity. 

It was a double storey and it is in a prime location, Bandar Kinrara 9. An upscale area near Puchong where the houses are nice with gated and guarded community. I contacted the owner via an ads she posted. I remember meeting them up at their property for sale on a Friday night. Before leaving the house, she gave me a set of keys and on top of that, she allowed me to hang my banner. Later i found out that, she only allowed me alone to hang and not other property agents. This gives great advantage for me to close the deal. But still she allows other agents to market and bring their prospects to view the house. The rule is first come, first serve basis, but im holding an extra advantage from the rest. 

Weeks passed by and it’s been a couple of months. The house was still unsold. I tried every possible way to market and push the property, even back then doing newspaper ads and distributing printed flyers in the housing area, particular that house area. No luck, i couldn’t still sell. I did bring a number of potential prospects but no sales closing. 

And after some few months by now, lastly the owner called me up and informed me that another agent has collected the booking deposit and the loan should not be a problem and indeed the loan was approved. Generally once the loan has been approved, we would always consider the house is now sold, simply pending both vendor and purchaser to sign the sales and purchase agreement. 

I removed my banner, and gracefully accepted the defeat. Thanking the owner for her genuine support all the way. 

After that about 3 – 4 weeks, the owner called me up again and asked if i still have any buyers for the house. I genuinely got surprised and asked her what has happened to the first purchaser. She told me the story, that apparently the purchaser has not signed the S & P and the reason why, he insisted the current owner (she) to apply for approval from the authority for the back extension she has made for the house. And the time period to sign the S & P also has lapsed. It means technically the owner has the right now to sell to others. 

I immediately share the info to all my property network groups of agents. I remember that night, i broadcast the message to all in the property whatsapp groups that i am in. The next morning, one agent came back, said he may have a prospect but we need to immediately arrange for a viewing. And so we did. 

Guess what ? The purchaser offered to purchase the house, but there’s another challenge. 

The challenge is, the current owner’s lawyer has been advising her to salvage the current deal and not to abort it. But i do stand a chance too, presently with a signed booking form and solid offer of a written cheque. I simply guided the owner that, actually it is her right to advise her lawyer that since the time has lapsed and she now have a new offer, she can take on the new offer and decline the previous one, just she needed to write to her lawyer stating that so. 

She did that and accepted the new offer from me. The deal went through smoothly and yes i do believe in miracles and i thank-you God for this deal. Amen.
