Over the years, I have saved hundreds of co-agents’ numbers into my contact list. But when I look back, only a handful of those connections have actually evolved into strong, lasting partnerships relationships where trust is built, tested, and proven over time.
So, what does it truly mean to have a good working partnership with another agent?
Trust: The Foundation of Every Great Co-Agency Deal
Trust, in this industry, is the feeling of security and reliability you place in the agent you’re working with. It’s the quiet confidence that they will protect your interests, respect your client relationships, and never undermine you behind your back.
Unfortunately, not every agent operates with integrity. I once encountered a fellow agent who tried to pass his name card directly to a prospect buyer not realizing that the prospect was actually a close friend of mine. On another occasion, an agent left his name card in the owner’s mailbox right after a viewing, attempting to cut me out of the deal entirely. Thankfully, my good owners always keep me informed about such unethical tactics.
Zero Tolerance for Unethical Behaviour
When I catch an agent pulling these stunts, my response is swift and absolute. I block their contact permanently and ban them for life from ever contacting me for any future co-agency cases. The reason is simple: if I can’t trust them today, I certainly won’t trust them tomorrow.
Reputation Travels Fast in a Small World
Every now and then, I read messages shared by other agents in our professional groups stories of colleagues who have been deceived by unethical co-agents during viewings or after deals were struck. These case studies serve as warnings, and fellow agents actively alert others to beware of certain names.
In the real estate industry, it truly is a small world. Word spreads quickly, and a tarnished reputation is incredibly hard to rebuild. One selfish act can close countless future doors.
Why Building Trust Matters
That is precisely why investing time and effort into building genuine trust among your peers and network is non-negotiable. When you nurture authentic relationships, something beautiful happens: any agent you call or cross paths with for a deal will not only be willing to cooperate but will also actively support you and work as a unified team to make every transaction successful.
A good co-agent partnership isn’t just about splitting commissions—it’s about mutual respect, open communication, and a shared commitment to serving the client’s best interest. When that foundation exists, deals close faster, challenges are solved together, and both parties walk away stronger for the next opportunity.
