When A Ready Property Buyer Appears

Since now, i have a ready-buyer with another co partner. We worked intensively looking for another double storey house for the prospect’s replacement. I searched all over to propose and propose. Be it in the same housing area or adjacent areas, with more less with the same budget. 

And one day, the same co partner called and informed me that they have found a unit but the problem was, the agent that listed that house is uncooperative and not being helpful. Well, we are not sure if the listing is an exclusive or an open list, where any agents can sell. We call it first come-first serve basis. The agent that brings the solid purchaser with a solid offer, wins the case. 

We found out that the list is being listed by many agents and strangely none of the agents wanted to co agency with my partner and she finds is a frustrating. Guess, they all wanted to sell the property by themselves. So be it, we planned to work this out. 

Here i go, i went to the property site and i waited from 5.00 pm to 7.45 pm (after working hours) for the house owner to come back. 2 hours and 45 minutes. This is my first year in the industry and im all fired up (still i am) to push the norm to make a deal. 

The owner came back roughly near to 8.00 pm. It was already dark, i was really thirsty and needed to drink water. The property owner came back from his work and parked his car and i went nearer the house and waited politely outside the gate with my bag and ready booking form. The owner got down from his car and asked if there’s anything he can help. I said, yes, straight-away asking if he is selling his double storey house and i’ve got a ready-buyer. i was invited in and i got the pre-signed (by purchaser) booking form signed by the seller (vendor) too, that night. 

Is the deal confirmed ? Not yet. Later on, we found out that the property is bumiputera and it is leasehold. The prospect purchaser is a non bumi. Thus this would be a bit complex case and some procedures needed to be adhered. In the end, this case was also aborted with mutual agreement and understanding.

Guess what, the ready buyer was none other than the buyer that placed a deposit for the earlier property but the church member decided not to sell. On later stages, i learned how to deal with this type of cases. In the beginning lack of some technical knowledge costs me some deals, but that’s Ok, this is also another learning curve. I bite the bullet and keep moving, forward.
