Not All Property Deals Are Deals Successfully Closed.

Now, im in my first year doing real estate, selling and renting other owner’s property in Klang Valley and surrounding places. I came to know some of the owners from the church community that i use to be in. 

The story goes like this, the owner’s wife left him. And now the owner only staying with his daughter and he didn’t want to stay in that house anymore. He “decided” to sell. He contacted me and express his intention to sell and invited me to his house to take the house pictures and start selling. We had a good chat, like we known each other for years. 

And here i go started to market, promote and really working on finding a reliable buyer. Then came along a prospect brought by another agent. We agreed to co agency and i arranged for a viewing. The usual procedure. I remember it was raining lightly during the viewing, the couple liked the house so much and they decided there and then, they are proceeding to purchase and will prepare the booking cheque as soon as possible. 

That night itself, my co agent informed me that, she has collected the booking fee of 3% and got her prospect buyer to signed the booking form and wanted me to collect them both and get the Vendor (seller) to sign and accept the offer. The cheque was RM 18,000. (it’s a huge amount, for someone whom just started real estate, and still it is, today). 

Now, back then, when the prospect purchaser has prepared the cheque and signed the booking, i would consider the deal is done or in short, closed a deal. Or is it ? 

I went and collected the cheque and booking form from my co agent, came back home. Of course, all this with excited feelings and i informed the seller the good news. First sign, he said ; that he is not free and asked me if we can meet tomorrow instead. Well, he was just staying in the next neighbourhood and it is only 5 mins drive from the place i use to stay.  I replied him Ok. 

The next morning, i contacted him again and asked what time can we meet. He tried to avoid again, saying he is busy with work and asked if we can meet that evening, instead. Second sign huh. Well, i didn’t see it coming, that late noon, about an hour before we suppose to meet, he called me and said, he is not selling the house because his daughter wanted to keep the house. And thus he has changed his mind. 

How did i feel ? it took a while to process what just happened. Not only i had to inform my co partner that the deal is aborted but also return that RM 18,000 cheque. As the deal is now cancelled. I had to put out a brave face and meet my co partner to inform. Fortunately, my co partner is an experienced agent, thus she understood what i was facing. She shared her similar story too me and i feel relieved for her part. 

I tried to analyze, where did it go wrong. The more i give thoughts on it, the more frustating i felt. After sometime, i overcome the pain and let it go. This will be one of those experiences that will make me stronger, wiser in time to come.
