It was during this time between 2014 – 2016, that not only i hear many undercut agents but also almost cross path with some of them. There was one agency that was so infamous for this practices. They modus operandi was like this, they will contact you saying they have a prospect to view the said property. They will either come with their other partners from the same agency or maybe an actual prospect so to say.
After viewing the property, they will take note the house number, road name or unit number if it is a condo. And later on, they will find a way to reach out to the owner, directly themselves. After being sometime closing deals with other agents, i learned that it is important to get to know your co agent well. Maybe by asking around other agents and so on.
I do come across these type cases now and then, in the whatsapp groups. That co agent simply leave their namecard at the unit’s gate or mailbox after viewing. But thanks to good and steady owners, they will inform their appointed agents that their co agent has done this and ask them to be careful in future or working with them.
