There was this one elderly lady that wanted to sell her shoplot somewhere in the city. She was trying very hard to rent or sell during the MCO time. But eventually her shoplot got a tenanted and it has been rented since then.
But still the elderly lady wanted to sell the shoplot and liquidate the asset. So then i put in the effort to find a potential purchaser. I did the usual ads and kept marketing it. It was about for 2 years, i consistently advertised and promoted the unit, this is because there are potential prospects calls me and inquire about the unit.
There are ongoing viewings that kept me motivated too to find a reliable purchaser.
What i learned from this experience was, in the ads and marketing materials , i did not put in the unit picture but a general outside rows of shops lots in that area. I did the hard work by editing and taking the public shots for my ads.
I remember, a call came in the afternoon. The prospect asked me for the specific road name and also the unit number so he can go there and take a look. I explained to him, how the industry works, that usually we don’t provide the exact unit but however i can provide the road name, so at least the prospect would know the surrounding.
The prospect after knowing roughly the location, the calls kept coming in. The prospect was asking if the unit is tenanted, vacant, how long and other questions. This we call, buying signal. I answered his every query and even suggested that we both meet and actually see the unit at the site.
The purchaser was from another state, and we met at the site after a couple of days. I showed him the actual unit. He decided there and then, he will buy it. Once in a while, will come prospect purchaser’s like this. They decided there and then, to proceed. It is really a good feeling of course, but as standard practice i don’t celebrate until the sales and purchase agreement has been signed.
He placed the deposit and there i go informed the owner but there was a catch. The vendor did not immediately signed the booking form but she held it back. Only now she’s telling me that the title of the property is still under her late husband’s name and she will need to directly transfer it to her son who resides in overseas. Well after all the effort and now this.
A motivated seller she is, from the moment of confirmation of purchase. The vendor (an elderly lady) did not stop making every effort to meet the lawyer, the jabatan tanah, the relevant body and agency to ensure the first hurdle, of changing the full ownership to her son.
The vendor calls me almost every other day to update, where’s she going, whom she met, which lawyer she had discussion with, what’s the next step, process, how long this would take like she’s telling me her daily activity. This gives a sense of assurance that she’s doing everything she can to make the deal work. I was relieved at the same time, anxious if there would be any hurdles.
Fast forward, it all went smoothly and the sales and purchase agreement was signed. The vendor and me kept in touch after that, in fact i’ve known her for about 7 years before this. She always text me every now and then. But sadly, i have not heard from her in the recent months, even after i texted her – how’s she doing and things with her. Im not sure why she stopped replying but i hope all is fine with her. Thank you Madam, for your support and opportunity all the way.
