There was this one case, where i encountered an owner hangs her own banner outside her property for sale, it was an open listing where all the agents were working on the case. Her ads were featured in a main medium property website for sale. And i was one of the agents trying his best to close the deal.
As to promote the property, i did an unconventional method to look for a potential prospect. Instead of broadcasting asking owners to provide me their properties for sale or rent, i promote that particular house for sale with a very short text message. Indicating, the location, size, bedrooms and the price.
Upon hundreds of text messaging sent, one came back asking me directly if the price can be still negotiated. As usual, i replied that generally we need to arrange to view the house and then only if confirm offer to purchase, we would be discussing the price.
But the prospect was just concentrating on the question whether the price still can be negotiated or not. After a series of meet up and discussion, finally we agreed to a price and the reason the prospect did not want to view the house was because, he has already viewed the property with whom, im not sure.
My next step is to bring this offer back to the property owner and get their acceptance. It happens the owner and her whole family has gone for an overseas trip and meeting them in the nearest time is impossible.
Now, you need to know that this prospect has already viewed the property and telling the owner that i’ve got an offer, will make them think and also question the seriousness of the offer. I started to think of a strategy and approach method.
I called the owner and said, i will bring the prospect to view from outside and shared with him the video i took when profiling the property. The owner replied to my text, saying Ok.
I waited for 1 day to pass and i texted the owner again, saying my prospect is making an offer and the price so and forth. The owner started to query me of all the possibilities of how he can make an offer without seeing the house, i explained to them that i’ve done this before and this is not new to me . All this communication took place, while the owner was still in overseas. Through some text exchanges and also voice call. Also i reminded the owner that since their contact is placed outside, there’s always a risk that the prospect also might have called them and probably may have seen the house too! And to my assurance, the prospect has shown interest to purchase the unit through me. Thus i wanted to make a pact between the owner, in the event if they knew the purchaser before, the deal still has to go through me. They agreed.
After the owner came back from overseas, we made an arrangement to meet up and when we met, i explained the situation again but with careful thoughts and approach. And happens, yes they have met the purchaser with another property agent. Sadly im not sure what took place or incident happened between them, the booking form was signed and the deal went through.
This case, is against all odds, the owner place their own contact, a number of agents was also promoting the same house, the purchaser as already seen the house, but yeah.. im thankful and grateful for this lesson, never give up till the end. Just keep working and do my best to deliver the task ahead, not matter how unpromising it may seem.
