The First Property Deal

It was 2013 and i’ve tendered my resignation with an approximately 5 – 6 months to go before i could turn into a full time real estate agent, selling and renting other people’s properties. It was purely a blind faith not knowing what to do next, as i came across an ads put up by an owner in the same apartment i was living. An apartment for sale by an owner in the notice board. I thought to myself, why not i re-advertise the same ads but with my contact on it, but first i need to make contact with that property owner and ensure he is ok with me selling his property. 

This story may sound very unrealistic as it goes and perhaps exaggerated but i promise that this is what happened that Saturday morning.  Soon upon after making contact with that apartment owner, i created a simple colored ads in power point, went to a printing shop, print out 5 copies (there are 5 blocks in the apartment i was staying) and put it up on all the notice boards. It was Saturday, but i can’t remember the exact date but around 9.30 am. (printing shop usually opens at 9am)

I received a call around 10+ am, from a prospect that he wishes to view the unit on that noon. I arranged with the owner and showed the prospect that noon. 

The prospect came along with his future wife and took a good 10 – 15 minutes walking from balcony to living room to kitchen, altough the unit is only for his future wife and his sister. They viewed the unit, took a careful observation of the unit condition, 900 sqft with 3 bedrooms and of course a nice view. It took about good half an hour before they negotiated the price directly in the presence of the owner and agreed in principle of purchasing the unit. It was quite straight-forward. 

The deal is not closed yet, i was told to come and collect the booking cheque the following day, which i followed up with the prospect purchaser and yes, they paid the booking, signed the property booking form which is the first step to purchase a property, I got the owner to sign back to confirm the acceptance. The prospect loan was approved within the agreed timeline and the Sales and Purchase Agreement was signed there after. The deal was completed within the stipulated time line, which is 3 months. My commision of 3 % was paid. 

This was my first property deal and it was the beginning.
